A Full Breakdown Of What You Will Pay

For your convenience and peace of mind we feel it is important that our Fees and Terms be readily available to all of our Landlords.

Listed below are our management levels and additional fees. If you have any questions in relation to these please contact us at your earliest convenience, we will be happy to explain anything you feel requires further explanation.

Levels of Service and Associated Fees

All of our service fees are applied to the monthly rental amount payable by the tenant under the tenancy agreement. All fees below are inclusive of VAT unless stated otherwise.

Introductory Service – 1 month’s rent +VAT (9.99% incl VAT)
Rent Collection Service – 12% +VAT (14% incl VAT)
Fully Managed Service – 15% +VAT (18% incl VAT)

The sum of £380 (incl VAT) is payable at the start of each new tenancy to cover initial administration costs.

Property Inventory Fees

Fees for inventory or any services provided by our independent inventory clerk will be calculated accordingly depending on the furnishings and size of property. Please contact us for a quotation.

  • Inventory from £124.
  • Check in or check out from £108.

Additional Fees (all inclusive of VAT unless stated otherwise)

  • Domestic Energy Performance Certificate which is required to market any property at the cost of £119.
  • Gas Safety Certificate at the cost of £114.
  • Rent Protection cover from £36 per month.
  • Additional Property Inspections as requested by the Landlord will be £85.
  • Periodic Tenancy renewal fee of £120 and a full renewal of £150.
  • Key cutting administration charge of £24, plus the cost of cutting the keys.
  • Any alterations requested by you or your solicitor to our standard Tenancy Agreement will incur a fee of £60 at the start of the tenancy.
  • Service of Notices to terminate a Tenancy when we are not managing the Property will be subject to an administration fee of £120.
  • Instructing contractors during a void period or if we are not managing the Property will incur an administration fee of £42.
  • Supervision of Project Management for major renovation works and non-essential repairs will be charged at 12% of the total costs of the work carried out.
  • If Sears Property is required to have any involvement or carry out any work in respect of any insurance claim that is made, there will be a charge at a rate of 12% of the claim.
  • Overseas Landlord fee of £72 per quarter for tax retention and completion of the documentation required by the Centre for Non-Residents.
  • Documentation Preparation for Court proceedings or DPS adjudication - Our costs and expenses for attendance at court or any tribunal on your behalf will be charged at £60 per hour.
  • Duplicate statements to you or your accountant for a fee of £12 per statement or £120 for all statements covering the required tax year.
  • In the event of the Tenant being rendered without heating, Sears Property is able to provide temporary heaters to the Property at the cost of £20 per day per heater for provision, delivery & collection of a maximum of three heaters.
